Dear VSS Residents:
We would like to provide everyone with updates after a very productive Summer. Please read on for time-sensitive announcements.
Roofs
We are pleased to announce that our new roofing project is finally coming to a close. Thank you all for working with Best Roofing as they worked through our community! We know this wasn’t an easy project and we look forward to the benefits over the next 20 years.
The final step is to finish up our gutters. We expect this to be completed by the end of next week. Once complete, Best Roofing will remove their equipment and gear as they perform their final inspection. Please help us ensure that everything is satisfactory. If you have any concerns at all, please email notifications@swintonsquare.com as soon as possible.
PLEASE NOTE: All parking rules will be enforced on November 1, 2024.
Pressure Cleaning
On Monday, October 21, 2024, Fiddler Roof Cleaning will begin power washing the walkways, driveways and paver areas throughout the community. During the cleaning process we ask that you remove all items from your driveway and front stoops (including furniture, decorations, potted plants, etc.) and please keep all windows and doors tightly closed. Please note that the cleaning is dependent upon weather and inclement weather may cause delays. Please keep these areas cleared until the pressure washing is complete.
Additionally, Fiddler Roof Cleaning is offering a discounted rate to individual owners for pressure washing of the rear patios. The price per home is $25.00 and payments must be paid by check and received by October 18, 2024. If you would like to take advantage of this special offer, please complete the following:

PLEASE NOTE: Item 6.a. is for the purposes of the Board reviewing and approving violations that will be heard at our next Compliance and Grievance Committee Meeting. Remember that the Compliance and Grievance Committee Meetings (Not Board Meetings) are for the purpose of the final approval of fines and to provide an opportunity for the Home Owner to provide any justification or remedy for the violation which will be taken into account in accordance with F.S. 718.303.
We are excited to announce that our re-roofing project is scheduled to begin on:
Monday, May 13th (weather permitting)
Please keep in mind that this project is a multi-stage project that will take approximately 3 months to complete. The most important part is making our roofs water-tight which will take 3 – 5 days per building.
An email has been sent to everyone outlining the kick-off for this project and our responsibilities.
Our ANNUAL MEETING was held on 4/16/2024 @ 7:00PM at the VSS Pool Deck.
