Our ANNUAL BUDGET MEETING was held on 12/2 @ 6:00PM by the Poolside. The VSS Board of Directors is pleased to present our approved 2023 budget with FULLY FUNDED reserves. Thank you for all of your support!

Budget Notes:
- An overall increase of 34%
- Increase to dues is 32.83%
- Addition of $15,000 in Interest revenue
- An increase of 86.77% in the cost of property insurance
- Started 11/18/22
- An increase of $100,000 for Roof Reserves
- Expecting $1,400,000 for Roof Replacement cost
- Actual cost will be calculated during our next reserve study

NOTICE OF 2022 ANNUAL MEETING
On Wednesday, April 27, 2022, at 7:00 PM, at the Village at Swinton Square Pool Deck, 1050 South Swinton Avenue, Delray Beach, FL 33444, the Annual Meeting of the Association will be held for the purpose of electing directors, and such other business as may lawfully be conducted. Subsequent to this “FIRST NOTICE” you will receive a “SECOND NOTICE OF ANNUAL MEETING” that will specify the agenda and advise of other important information concerning the Annual Meeting.
The purpose of this Notice is to advise you of the date, time and place of the Annual Meeting and Election and to inform you of the process for qualifying for the Board. All Consents and Voting Certificates can be emailed to forms@swintonsquare.com or askelton@grsmgt.com if you prefer to send them electronically.

Dear VSS Residents:
As the 2022 insurance renewal for VSS approaches in mid-November, we have received a majority of the proposed carrier renewal quotes. At this time the quotes are coming back with a higher percentage increase than originally anticipated.
At this time, the 2022 proposed budget has been amended to include a 28% increase in the insurance over the 2021 rate. A representative from Insurance Office of America will be attending the annual budget meeting to discuss the renewal and answer resident questions.
