NOTICE OF 2024 ANNUAL MEETING
On Tuesday, April 16, 2024, at 7:00 PM, at the Village at Swinton Square Pool Deck, 1050 South Swinton Avenue, Delray Beach, FL 33444, the Annual Meeting of the Association will be held for the purpose of electing Directors and such other business as may lawfully be conducted.
The agenda for the Annual Meeting is
- Call to order.
- Appointment of a chairman of the Annual Members Meeting
- Proof of Notice of Meeting or Waiver of Notice.
- Reports of Committees.
- Unfinished Business.
- New Business.
- Adjournment
Unit owners entitled to cast thirty percent (30%) of the Voting Interests of the Unit Owners (a “quorum”) must be present, in person or by proxy, at the meeting, in order for the business to be conducted, excluding election of Directors. It is therefore VERY IMPORTANT that you either attend or provide a proxy in order to conduct business at the Annual Meeting.
Immediately following the Annual Meeting, the organizational meeting of the Board of Directors will be held for the purpose of electing officers of the Association and such other business as may lawfully be conducted.

c. New Business - 1). Elect Officers.
d. Adjournment.

PLEASE NOTE: Item 7.a. is for the purposes of the Board reviewing and approving violations that will be heard at our next Compliance and Grievance Committee Meeting. Remember that the Compliance and Grievance Committee Meetings (Not Board Meetings) are for the purpose of the final approval of fines and to provide an opportunity for the Home Owner to provide any justification or remedy for the violation which will be taken into account in accordance with F.S. 718.303.

Subsequent to this “FIRST NOTICE” you will receive a “SECOND NOTICE OF ANNUAL MEETING” that will specify the agenda and advise of other important information concerning the Annual Meeting.
The purpose of this Notice is to advise you of the date, time and place of the Annual Meeting and Election and to inform you of the process for qualifying for the Board. All documents can be emailed to forms@swintonsquare.com if you prefer to send them electronically.
PLEASE REVIEW THE OFFICIAL NOTICE OF ANNUAL MEETING WITH DETAILS REGARDING QUALIFYING FOR THE BOARD AND DEADLINES TO FOLLOW FOR THIS ANNUAL MEETING PROCESS.
On Wednesday, January 31, 2024, at 7:00 p.m. at the Village at Swinton Square Pool Deck, 1050 S. Swinton Avenue, Delray Beach, FL 33444, a special meeting of the Board of Directors was held for the purpose of adopting a special assessment in the estimated sum of Eight Hundred Seventy Thousand and 00/100 Dollars ($870,000.00), approving the vendor selection for the roof project, adopting a resolution regarding responses to lender and closing agent requests, and such other business as may lawfully be conducted.
Here is the outcome of this meeting:
