NOTICE OF 2023 ANNUAL MEETING

On Tuesday, April 18, 2023, at 7:00 PM, at the Village at Swinton Square Pool Deck, 1050 South Swinton Avenue, Delray Beach, FL 33444, the Annual Meeting of the Association will be held for the purpose of electing directors, and such other business as may lawfully be conducted. Subsequent to this “FIRST NOTICE” you will receive a “SECOND NOTICE OF ANNUAL MEETING” that will specify the agenda and advise of other important information concerning the Annual Meeting.

The purpose of this Notice is to advise you of the date, time and place of the Annual Meeting and Election and to inform you of the process for qualifying for the Board. All documents can be emailed to forms@swintonsquare.com if you prefer to send them electronically.

PLEASE NOTE: Item 6.a. is for the purposes of the Board reviewing and approving violations that will be heard at our next Compliance and Grievance Committee Meeting. Remember that the Compliance and Grievance Committee Meetings (Not Board Meetings) are for the purpose of the final approval of fines and to provide an opportunity for the Home Owner to provide any justification or remedy for the violation which will be taken into account in accordance with F.S. 718.303.

Our ANNUAL BUDGET MEETING was held on 12/2 @ 6:00PM by the Poolside. The VSS Board of Directors is pleased to present our approved 2023 budget with FULLY FUNDED reserves. Thank you for all of your support!

Budget Notes:

• An overall increase of 34%
  • Increase to dues is 32.83%
  • Addition of $15,000 in Interest revenue
• An increase of 86.77% in the cost of property insurance
  • Started 11/18/22
• An increase of $100,000 for Roof Reserves
  • Expecting $1,400,000 for Roof Replacement cost
  • Actual cost will be calculated during our next reserve study
