Power Washing will begin on March 14th

On Thursday, March 14, 2019, Fiddler Roof Cleaning will begin power washing the walkways and performing a remedial cleaning of the building walls. During the cleaning process we ask that you remove all items (furniture, decorations, grills, etc.) from the exterior of your homes and please keep all windows and doors tightly closed.

 

The contractors anticipate the cleaning of 2 buildings per day, a scheduled date has been provided for each building. Please locate your home on the list below:

March 14, 2019 - 1015 Ventnor Ave & 1023 Ventnor Ave

March 15, 2019 - 119 N Longport Circle & 125 N Longport Circle

March 18, 2019 - 1019 W Longport Circle & 1020 E Longport Circle

March 19, 2019 - 118 N Longport Circle & 111 Stone Harbor Way

March 20, 2019 - 110 Stone Harbor Way & 115 S Longport Circle 

March 21, 2019 - 122 S Longport Circle & 123 S Longport Circle

March 22, 2019 - 106 S Longport Circle & 116 S Longport Circle

 

The contractors may start working as early as 8AM so please make sure everything is removed from the exterior of the property and secured the day before your scheduled cleaning. Please be advised that your driveway must also be empty on your scheduled cleaning day. Please utilize the common area parking spaces or your garage while the cleaning is being performed for your building.

 

If we experience inclement weather during the pressure washing, the scheduled date for your building may change and we will send notifications of any adjustments.

 

Additionally, we have noticed that several homes have a build up of algae on the rear patio deck and Fiddler Roof Cleaning is offering a discounted rate to individual owners for pressure washing of this area. The price per home for the patio cleaning is $25.00.

 

If you are interested in having your patio pavers cleaned please email cassee@fiddlerroofcleaning.com by March 14, 2019 to confirm that you would like to take advantage of this special offer. In your email, be sure to include your name and full address. The payment for this additional service must be submitted directly to Fidler Roof Cleaning, once you have notified Cassee, please mail your check in the amount of $25.00 to:

All checks must be received by March 18, 2019 in order to secure your patio cleaning. Residents that take advantage of this offer will have their patios washed on March 19, 2019, so please ensure there are no items on your patio.

Board Meeting Outcome - 2/7/2019

On Thursday, February 7, 2019 at 7:00 P.M. at the pool deck of the community, a Board Meeting was held to conduct lawful business of the Association. We had a quorum of the Board present with 4 Directors present and 1 Director absent.

Discussed and voted on opening an additional account with a new financial institution for the purposes of maintaining FDIC coveraege as our cash balances exceed the federal limits - PASSED

Discussed and voted on the transfer of funds from our operating account to reserve account in the amount of: $37,512 due to our audit recommendations due to funds that weren't originally transferred in prior years - PASSED

Note: All financial statements have remained accurate and this transfer doesn't impact any prior forecasts in our financial statements. This is purley a legal requirement to ensure the money is maintained in separate accounts despite the way we are managing it in our financial system.

Obtained legal opinion from Becker regarding maintenance and repairs due to rising requests from Unit Owners. Summary statement: Unit owners are responsible for the maintenance and repair of windows, doors, electrical, fixtures, etc.

Note: Please contact the Board or GRS for any specific questions regarding what this means. The Association is responsible for any roof repairs since it is related to the exterior structure of connecting units. This does not mean that there are any changes to our insurance coverages or anything previously communicated regarding an "Act of God" claim. The Association is responsible for the replacement of windows, doors, and structural repairs up to the drywall if an insurance claim is made where the root cause is related to an Act of God. All other maintenance and repair is the responsibility of the homewowner.

Discussed and voted on a 50/50 distribution of Guest spaces over a gradual period of time for the purposes of providing additional Guest parking. 6 additional spaces will be allocated on March 1 and 6 additional guest spaces will be allocated as guest on May 1. - PASSED

Note: ALL yellow marked "Guest" spaces are designated for "Guests" and not Unit Owners. Any unit owner who parks in a guest parking space will receive a violation sticker and will ultimately recieve a $100 fine for each occurance. Please read the Rules and Regulations for specifics around our parking policy to ensure you are utilizing your designated parking spaces before utilizing common area parking. Discuss and vote on Amendment of Restrictive Covenant for Workforce Housing Units in our Declarations per the City of Delray Beach NOTE: This does not impose any additional legal restrictions and is strictly to modify the way the units are recorded in the declaration to match what the City has on file - PASSED

Discuss and vote on Agreement for a no-cost LED conversion for FPL owned community lights - PASSED
