On Friday, February 28, 2020 at 12:00 P.M. via conference call, a Board Meeting of the Association will be held for the purpose of conducting the lawful business of the Association. Please take note of the agenda below.

PLEASE NOTE: This Board Meeting is for the purposes of the Board reviewing and approving violations that will be heard at our next Compliance and Grievance Committee Meeting. Remember that the Compliance and Grievance Committee Meetings (Not Board Meetings) are for the purpose of the final approval of fines and to provide an opportunity for the Home Owner to provide any justification or remedy for the violation which will be taken into account in accordance with F.S. 718.303.

NOTICE OF 2020 ANNUAL MEETING

On Wednesday, April 29, 2020, at 7:00 PM, at the Village at Swinton Square Pool Deck, 1050 South Swinton Avenue, Delray Beach, FL 33444, the Annual Meeting of the Association will be held for the purpose of electing directors, and such other business as may lawfully be conducted. Subsequent to this “FIRST NOTICE” you will receive a “SECOND NOTICE OF ANNUAL MEETING” that will specify the agenda and advise of other important information concerning the Annual Meeting.

The purpose of this Notice is to advise you of the date, time and place of the Annual Meeting and Election and to inform you of the process for qualifying for the Board. All Consents and Voting Certificates can be emailed to forms@swintonsquare.com if you prefer to send them electronically.

2020 Annual Budget Meeting Outcome

Our ANNUAL BUDGET MEETING was held on 11/29 @ 5:30PM by the Poolside. The VSS Board of Directors is pleased to present our approved 2020 budget with FULLY FUNDED reserves. Thank you for all of your support!

Special Board Meeting on 8/29/2019 - Outcome

On Thursday, August 29, 2019 at 7:00 P.M. at the pool deck of the community, a Special Board Meeting of the Association was held for the purpose to vote on a Resolution to revise and adopt our Rules and Regulations. We had a quorum of the Board with 3 Directors present and 0 Directors absent.

Please be advised of the following revisions to the Rules and Regulations:

  • All occupants (including minor children) must be registered through the Association. All occupants 18 and older are required to be screened through a background check and approved by the Association prior to occupancy. [Rule 25]
  • Residents are required to obtain approval for all pets and abide by the restrictions set forth in the Declarations. This includes but is not limited to the 40lb weight restriction, 2 pet maximum, and non-aggressive breed restriction. [Rule 28]
  • Residents are required to register their guests (including minor children) who reside on the property for more than 7 days. Extended Guest Registration is only permitted for a maximum of 30 days. [Rule 29]
  • Any guest who is residing for longer than 30 days per calendar year will be considered a Resident and is required to complete the New Resident Registration Application along with the associated forms. [Rule 30]
  • An ARB Application is required for all proposed modifications to the exterior of a Unit or Limited Common Element. All changes are subject to legal review and Board approval before any work can be commenced. Some examples of the type of proposals that must be submitted through this process are: Patio Extensions, changes to landscaping, changing door hardware, etc. [Rule 33]
