NOTICE OF 2022 ANNUAL MEETING

On Wednesday, April 27, 2022, at 7:00 PM, at the Village at Swinton Square Pool Deck, 1050 South Swinton Avenue, Delray Beach, FL 33444, the Annual Meeting of the Association will be held for the purpose of electing directors, and such other business as may lawfully be conducted. Subsequent to this “FIRST NOTICE” you will receive a “SECOND NOTICE OF ANNUAL MEETING” that will specify the agenda and advise of other important information concerning the Annual Meeting.

The purpose of this Notice is to advise you of the date, time and place of the Annual Meeting and Election and to inform you of the process for qualifying for the Board. All Consents and Voting Certificates can be emailed to forms@swintonsquare.com or askelton@grsmgt.com if you prefer to send them electronically.

2022 Annual Budget Meeting Outcome

Our ANNUAL BUDGET MEETING was held on 11/11 @ 6:00PM by the Poolside. The VSS Board of Directors is pleased to present our approved 2022 budget with FULLY FUNDED reserves. Thank you for all of your support!

Budget Notes:

  • A new Comcast cable contract that includes Internet
    • Effective 2/1/22
  • An increase of 28% in the cost of property insurance
    • Started 11/18/21
  • An increase of $13,500 in unexpected roof expenses
REVISED Budget Packet for 2022 Annual Budget Meeting

Dear VSS Residents:

As the 2022 insurance renewal for VSS approaches in mid-November, we have received a majority of the proposed carrier renewal quotes. At this time the quotes are coming back with a higher percentage increase than originally anticipated.

At this time, the 2022 proposed budget has been amended to include a 28% increase in the insurance over the 2021 rate. A representative from Insurance Office of America will be attending the annual budget meeting to discuss the renewal and answer resident questions.

Please see the revised budget attached to this email and an updated letter from the Board below.
